Selling a home is an involved process with many legal, technical and time consuming aspects to consider. You need a professional to market your home, not just sell it. Marketing is much more than listing, which is often limited to collecting facts, writing ad copy, taking photos and uploading to the MLS. Any Realtor can list your home but not every Realtor is capable of creatively and strategically marketing your property and managing the transaction every step of the way.

What will The Island Agency do to market and sell my property?

Inspect the property and prepare a written comparative market analysis and opinion of value. Pricing your property properly is the key to selling your property.

A home priced competitively and appropriately will attract more Buyers than a home priced above market value. If your property is priced too high, today's educated buyers will be discouraged from either viewing or making an offer on your home. If your property is underpriced, you may not realize the full financial benefit of home ownership. Upon request, an experienced Island Agency broker will meet with you and prepare a complimentary "Market Analysis" of your property. This CMA will compare your home to other properties that are either presently on the market or that have recently been sold. This analysis will conclude for you a recommended Asking Price, as well as a probable Sales Price of your home.

Gather detailed listing information, photographs, and disclosures for distribution to Buyers.

Showcasing your property through video and many great photos, taken with attention to details that buyer's notice, is one of many things that The Island Agency will do while listing your property. We will also gather as much information as possible during the listing process to accurately describe your property to buyers; this includes tax records, septic system designs and investigating zoning issues as they relate to your property. This will make the sale of your home a smooth process, as surprises are often deal breakers for buyers. Using this information, we will prepare a color brochure describing your property. The Island Agency will help you fill out the Seller's Property Disclosures and other necessary forms and addendums needed to market and sell your home.

Recommend minor improvements or staging which may help to sell your property more quickly.

Most sellers do not wish to put large amounts of money or time into a property that they hope to sell. I can suggest small changes that will make a big difference in how buyers perceive your home.

Develop a marketing strategy most effective for your unique property

Today, the majority of buyers are starting their home search on the Internet. All of our properties are listed in the Maine Real Estate Information Service (MREIS), which enable agents throughout the state and county (and world) to share your home with their buyers. Your property will gain exposure through our thoughtfully designed website, Realtor.com, Craigslist, and many other social media outlets (Facebook, Twitter, YouTube, Flickr and other online sources). We will give your property maximum exposure. Although we feel strongly about Internet presence, The Island Agency also advertises in local newspapers, The Real Estate Book, and various other publications that we feel will best serve your property. We also distribute of our property offerings through local businesses. We look at each property individually and select the most effective marketing strategy to get your property sold!

Conduct a property tour so that all the associates in the office as well as other local brokers know the property and can promote it well.

Real estate brokers are powerful word-of-mouth marketers. The more quickly they are informed of the property and have an opportunity to see it first hand, the more likely the right Buyer is to turn up within the first few weeks of the listing period.
